Buying a condo near East Grand Rapids can be a great move when trying to balance quality of life with ongoing expenses.
When Kirk and Cathy decided to downsize from their larger condo near Cascade, their goal was clear: stay close to their daughter and grandkids, while simplifying their living situation. With their primary home still up north, they wanted something manageable, low-maintenance, and accessible, plus a space where their dog would be welcome.
Starting the Search in East Grand Rapids
We began by exploring condo options in East Grand Rapids. The appeal was obvious: it would keep them close enough for their grandkids to bike over, and the neighborhoods offered a familiar feel. But as we visited properties, a few limitations became clear. Most of the available condos had stairs, pet restrictions, or layouts that weren’t ideal for aging in place.
Exploring New Possibilities Just Outside the City
After some digging and a helpful conversation with the listing agent, I brought up a new build option in the City of Grand Rapids: Breton Hamlet. At the time, the home was still under construction, just studs and wiring, but the layout made sense for what Kirk and Cathy needed. They appreciated the opportunity to customize some of the finishes and immediately saw how the space would work well for them long-term.
The Property Tax Factor
As we evaluated different neighborhoods, we also looked at the impact of property taxes. Since this would be a second home, the difference between non-homestead taxes in East Grand Rapids versus Grand Rapids was significant. This played a real role in their decision-making. Breton Hamlet offered not just the right home, but also a smarter financial path.
Following the Build from Start to Finish
Over the next several months, Kirk and Cathy stayed in close contact with the builder and made regular visits to track progress. From the first walk-through to move-in, the entire process took about eight months. By the time they received the keys, they felt fully connected to the home and the decisions that went into it.
A Great Fit, Right on the Border
They ended up with a brand-new condo that checked all the boxes: accessible, dog-friendly, close to family, and thoughtfully built for the years ahead. They made a smart financial decision and a personal one all at once.
